The fast path in four stages
These are the windows we aim for when the title is clean and you are ready to sign.

Day 1: Send the address
Enter the address and answer a few questions about the house and your timeline. A person reviews it the same day.

Day 1 to 2: Get the written offer
We check recent nearby sales, weigh the condition and send a written offer. Our target is within 24 hours.

Day 3 to 5: Title and walkthrough
If you accept, we open title and set a short walkthrough. Payoffs, liens and estate papers get sorted here.

Day 7 and after: Close and get paid
You sign at the title company and hand over the keys. Close in as few as 7 days, or on any later date you choose.
Stage by stage, with what we need from you
Stage 1: The form and the first look
The form asks for the address, the property type, why you are selling, your timeline and the condition. The timeline question matters most to us. If you tell us you need to close by a certain date, we build everything around it. If you tell us you are flexible, we say so and move at a calmer pace. Either answer is fine. You do not need perfect details. Tell us what you know and we will ask for the rest.
Stage 2: The offer
We compare your house to recent sales nearby and estimate what it would take to bring it to market condition. Roof, furnace, plumbing, electric, kitchens, baths, flooring, foundation and any city notices all go into the number. You get the offer in writing, with the price and the key terms. If you want to know how we got to the figure, ask and we will walk through it. You can take your time and compare it with other options.
Stage 3: Title and a short walkthrough
If you say yes, we sign a purchase agreement and open title with a neutral title company or attorney. They search ownership, look for liens and judgments and prepare the closing documents. A walkthrough is usually brief. We want to confirm the house matches what you told us. This is the stage where a mortgage payoff is requested, where heirs sign if an estate is involved and where any surprises show up. The more of your paperwork is ready, the faster this stage goes.
Stage 4: Closing
You sign at the title company, usually in a single sitting, and the money moves through them. Keys change hands on the agreed date. If a mortgage is being paid off, the payoff comes out of the proceeds. You can leave behind anything you do not want. Closing can be as soon as a week after you accept, or on a later date that works better for you.
What can slow a fast sale
We would rather tell you now than surprise you later. These are the usual causes of delay, and almost all of them come from the paperwork, not from us.
- A title issue. An old lien, a judgment, an unrecorded deed or a name mismatch can take extra time to clear.
- A mortgage payoff that needs ordering. Ask your lender for a payoff statement early.
- An open estate. Heirs and the person with legal authority to sell all need to sign. Your probate attorney can tell you what the court needs.
- Co-owners who do not agree. Everyone on the deed must sign.
- Tenants. A lease in place does not stop a sale, but it adds a step.
If your house has one of these, say so on the form. A good surprise is rare. A known problem we can plan around is usually fine.
